Is there an option for somone as a low income earner get a mortgage purely based off the current rental income of a property?

We work with a number of lenders who will consider rental income to help with affordability on a new mortgage.
They would typically want to see that the rent has been paid for a period of time - usually at least 12 months - and that there were some savings in the background to cover rental voids of a few months.
