Hello,
Could you assist ne with a vendor gifted deposit? The sale hasn't been agreed but i may be able to get the vendor to gift me a deposit, since the property has been on sale for a while.
Yours faithfully,
Valerie
Ask the Specialist response:
Hello Valerie
Thanks for your email.
It is particularly difficult to obtain a mortgage using the equity gifted by a vendor as the monies required for a deposit. Lender's typically wish to see a build up of savings, often requiring at least 5% of the purchase price.
It should however be noted that Capital Fortune have successfully assisted applicants in the past using a discount from the true value of the property as the 'deposit.'
If you have been living in said property paying consistent rent for the last twelve months, or, alternatively, if you are buying the property from a blood relative we may be able to assist with none of your own funds actually being utilised.
If you just wish to obtain an indication on whether we are able to assist you, given your specific circumstances, I'd recommend speaking to one of our Advisers on 02077100400 or send us an enquiry online and one of our Advisers will call you back.
