A lot of customers tell us that although they have an income and deposit, they are struggling to obtain the mortgage amount they require.
We regularly help customer with the following situations:
• They are expecting their income to increase in the future
• Starting their career

Clients often share their frustration that lenders seem to have different rules on a guarantor basis and although their situation makes sense, they are struggling to find a suitable solution. This could be down to the age of the guarantors or the income sources the lender accept.

We work with lenders who allow a minimum of a 5% deposit and have no maximum age for the guarantor. They will also allow Joint Borrower Sole Proprietor, which means the guarantor does not need to be on the title deeds of the property.

This stage involves completing a 45 minute Mortgage Fact Find questionnaire over the phone to fully assess needs and requirements. Once complete, we undertake research across a comprehensive panel of lenders to recommend the right mortgage. A detailed illustration is provided which we will take you through. If you are happy with the illustration we will then request documents from you to support the application. On receipt of the documents we will obtain formal approval in principle from the lender. | |
3 | Full Application |
We will process your full mortgage application and liaise directly with the lender on your behalf. We organise the valuation and deal with any issues that may arise during the mortgage application. |
